Initial Concepts
The architects produced three initial concepts but none of these met our objectives for various reasons. The concept sketches and pros / cons are shown below.
Approach 1 – Cliff Terrace
Main features
- Collection of 6 storey buildings following cliff line
- Large open spaces between buildings, sea defences and the beach
- Routes created through gaps in the string of buildings

Advantages
- Large area of open site
- Set to the rear of the site, all buildings have a sea view
|
Disadvantages
- Space at base of cliff shadowed by proximity of tall buildingsScale of spaces/building form out of context with Cornwall and not of a human scale
- Poor microclimate could result due to lack of protected spaces from wind
- Poor relationship between buildings and promenade
- No rebalancing or differentiation between Crinnis and Shorthorn

Approach 2 – Ribbon
|
Main features
- Collection of 4 to 6 storey buildings
- Cliff garden and three sided courtyards, north and south facing
|

Pros
- Variety of spaces with varying character
- Gaps in chain of buildings create opportunities for pedestrian routes
|
Cons
- Buildings create extensive ‘walls’
- Spaces overlooked by very large buildings – reluctantly intimidating
- Function and use of large open spaces unclear
- Large urban grain, uncharacteristic of Cornwall
- Scale of spaces and building form out of context with Cornwall and not of a human scale
- Many apartments with oblique views
- No rebalancing from Shorthorn to Crinnis
- Potentially poor microclimate, especially with a lack of protection from wind

Approach 3 – Fingers
|
Main features
- Collection of 2 to 5 story buildings
- Linear spaces provide visual and physical connection between cliff and sea
|

Advantages
- Variety of spaces with varying character
- Good north/south permeability
- Higher density of buildings enables scale of buildings to be kept below cliff height

Disadvantages
- Percentage of building with sea views is so low – nearly all oblique
- Overlooked garden spaces
- Masterplan on both beaches is urban
- Large urban grain, uncharacteristic of Cornwall
- Repetitive
- Scale of spaces and overall layout is out of context with Cornwall and not of a human scale
- No rebalancing between Shorthorn and Crinnis
- Potentially poor microclimate, especially with a lack of protection from wind and creation of funnels between buildings
