Sustainability is achieved by considering the economic, social and environmental aspects of a scheme.
The development will bring together sound sustainable design principles and operational and management objectives within the unique coastal habitat at Carlyon Bay, to create an exceptional place for people to live and enjoy an unforgettable holiday and explore a more sustainable lifestyle.
Sustainability will underpin all aspects of the project from design and construction through to operation.
A few of the components under each of the main themes are:
Climate Change and Energy
- 100% of residential units – passive ventilation.
- CO² emissions – reduce by 25% compared to Building Regs Part L (2006).
- 15% minimum renewable energy provided on site.
- Rainwater harvesting / infiltration where possible.
Environmental Performance – exemplary standards
- All properties to be designed in accordance with best practice environmental standards wherever possible.
- Efficient design that reduces the dependency on energy, uses renewable resources, utilises passive environmental design solutions (natural lighting, ventilation and cooling) wherever possible.
- Selection of materials from sustainable sources.
- Holiday and Residential units equivalent to Level 3 Code for Sustainable Homes.
- Leisure and commercial properties will meet best practice standards.
Use of Resources – seek options to reduce
Seek a reduce-reuse-recycle hierarchy applicable to the use of water, energy, waste and materials’
Transportation – encourage non car travel:
- Support increased local bus service.
- Provide electric cars / car club.
- Information systems through the resort.
- Secure cycle storage / cycle hire.
- Pedestrian dominated environment.
Place-Making
- Cornish design guides layout of resort.
- A main street to focus activity.
- Local food and art to celebrate Cornish culture.
- Use environment for recreation including green and blue gyms.
