A sustainable development
The site of The Beach consists partly of land that has been previously developed and incorporates open spaces including the beach itself. The scale and layout of the design for The Beach integrates with the surrounding area and provides continuity with the natural environment.
A positive contribution
As well as the training and career opportunities and advantages to local business outlined earlier, increased tourism will boost the area’s economy.
Links with local cultural and arts groups will result in educational benefits to schools and local youth groups. Cultural and exhibition space and workshops will also be provided within the development.
‘Green’ buildings
The buildings that make up The Beach will be designed and constructed to the highest standards, incorporating designs that save both energy and water. There will be high levels of thermal and noise insulation combining as much natural daylight as posible. Internal layouts will be flexible so they can be adapted for various uses. IT data points will be installed which can be easily updated in the future.
Minimal disturbance
The impact of building The Beach will be stringently controlled to minimise disturbance to local residents. Contractors will be expected to operate according to an agreed code of conduct under a Construction Management Plan.
Sustainable and recycled materials will be used where possible, as will locally-sourced materials. This will minimise lorry movements, thus reducing the impact of transport.
